The University System Office seeks a(n) Assistant Director, Real Estate Services. Coordinates and assists with activities related to the delivery of capital facilities and University real estate development initiatives at all campus locations. Provide assistance in project planning, deal structuring, project design and management, construction management, contract negotiations, document development, developer selections, project management and other related activities.

 

  1. Assists in developing Requests for Proposals for a variety of University facilities including, residential, academic, athletics, administrative and research uses involving alternate capital delivery projects based on public private partnership delivery methods including the use of tax exempt conduit ownership structures.
  2. Provide review and assistance to identify, develop, and recommend a direction when addressing construction issues and documentation development conditions regarding design build, guaranteed maximum price contracts or integrated design delivery methods including project budget development, risk allocations and schedule.
  3. Collaborate with campus and system personnel in the selection of development teams including contract negotiations.
  4. Assists in real estate deal structuring, financial analysis, drafting documents and coordination of ground leasing or commercial leasing involving extensive tenant build outs and/or new building construction.
  5. Assist in review of land development plans, municipal platting and subdivision issues and infrastructure development.
  6. Develop and maintain effective working relationships with University, campus, and departmental officials/staff as well as private sector development community to promote the success of established University and UOCP&RES objectives and goals.
  7. Serve on University, campus, and departmental committees/teams.
  8. Perform other duties appropriate for the position of Assistant Director for Capital Delivery, Real Estate Services.

Required:

Bachelor's degree in Architecture, Law, Urban Planning, or related field (Masters degree in related field preferred).

Required:

  1. Five years' relevant experience in real estate development fields, capital delivery, project management, municipal economic development or related construction fields.
  2. Demonstrated leadership skills to identify, develop, and implement successful strategies to achieve organizational short- and long-term objectives and goals.
  3. Highly developed verbal and written communications skills that demonstrates the ability to communicate complex real estate transactions.
  4. Demonstrated exceptional teamwork skills.
  5. Excellent interpersonal skills to develop and maintain effective working relationships and proficiency working in a complex environment.
  6. Strong analytical skills to interpret complex, technical policies/procedures (including government guidelines/regulations) applicable to construction engineering and project management.
  7. Strong customer-service skills
  8. Excellent administrative skills that reflect good judgment and discretion.
  9. Proficiency with Microsoft computer programs/applications.

Preferred:

  1. Work experience acquired in private sector large scale real estate development or municipal economic development
  2. Experience with University Capital delivery
